Type the address the way you would text a partner. Read the verdict, then argue with it.
The slow part of analyzing a rental was never the math. It was collecting the inputs: a defensible rent, a defensible value, the tax bill, and then keying all of it into a form before you learned whether the deal was worth ten more minutes. What you send, and what comes back

A worked example: the first reply
Here is what the Tampa address produced, underwritten at the value estimate because no price was given. Every line came from the analysis; the prose around it is Remy explaining what the lines mean against an 8% cash-on-cash target.

Note the last line. Because the analysis is saved with your target, Remy can solve the other direction too: the highest price that still meets the return you want. That is the number to negotiate from, and it arrives in the same reply.
Follow-ups: arguing with the analysis
The first reply is rarely the last. The useful conversation starts when you push on it, and every push is an edit of the same saved analysis rather than a fresh guess.
What if I get it for $280,000?

What it will not do
A few boundaries are deliberate. Remy does not analyze an address the moment you mention one; he confirms first. He does not re-run an address you are already working on; he edits it. He does not find off-market or foreclosure listings; there is no data source for that, and he says so. And he does not send offers or contact anyone; every message he writes is a draft for you.

What is AI deal analysis for a rental property?
An address goes in as a sentence and a full underwriting comes back: value with comparables, rent with comparables, every expense line, cash flow, cap rate, cash-on-cash and DSCR, saved as an analysis you can open. The AI chooses which tools to run and explains the result; the product's calculators do the math.
Does Remy make up any of the numbers?
No. Every figure he states comes from a tool result or from your saved analysis. If he does not have a number he runs the tool or asks you for it. He also says in every reply that estimates can be wrong and asks you to verify the figures before acting.
What assumptions does an AI analysis start from?
Unless you say otherwise: 20% down at 7% over 30 years, 5% closing costs, 8% vacancy, 5% repairs, 5% capital reserves and 10% management, with taxes read from the property's own record. Remy shows these before he runs and changes any of them on request.
Can I change a number after the analysis runs?
