How to Make an Offer on an Investment Property

Most advice about writing a real estate offer is written for somebody buying a home to live in. An investor's offer is a different document with a different job. You are not trying to win a bidding war on the house you love; you are trying to buy at a price that still works after rehab, vacancy, financing and the months the property sits empty. That means the number matters less than the reasoning and the terms attached to it - and it means you will write far more offers than a retail buyer ever will, most of which get declined. Anything that makes each one take twenty minutes is a tax on the only activity that actually produces deals.

A good investor offer does four things. It states the price plainly. It gives the other side a reason to take it seriously, which usually means showing what the number came from - the comparable sales behind an after-repair value, the rent behind a rental price, the work the property needs. It sets out the terms that make you easier to deal with than the next buyer: how much earnest money and when, how long you need to inspect, whether you are asking for repairs, how fast you can close, and whether a lender can blow the deal up. And it makes the next step obvious, so the agent or the seller knows exactly what happens if they say yes.

Terms are where investors win deals they did not have the highest price on. A seller with a tired rental and a tenant in place will often take less money for a shorter inspection period and a closing date they choose. A distressed seller may care far more about the absence of a financing contingency than about the last five thousand dollars. Spelling those terms out in the first message - rather than leaving them to be discovered later - is what separates an offer that gets a reply from one that gets ignored, and it is exactly the part most investors improvise or forget.

Should I Send the Offer to the Agent or the Seller?

If the property is listed, the listing agent is the right recipient and usually the only one you can reach; they owe their seller the duty to present it. Off-market, you are writing to the owner directly, and the message should read that way - less submission, more conversation. How Much Earnest Money Should an Investor Offer?

There is no single right answer, which is why nothing here is filled in for you. A percentage of the purchase price is common on a financed rental purchase; a flat figure is normal on a cash offer, and a larger non-refundable deposit is what buys credibility on an assignment. What matters more than the amount is being explicit about whether it is refundable through the inspection period and when it is deposited, because that is what the other side is really weighing.

Why an As-Is Offer Is Worth Money

Sellers of tired property are often more afraid of a repair negotiation than of a low price. Saying plainly that you buy as-is and will not come back asking for credits after inspection removes the part of the process they dread. It costs you nothing if you have underwritten the rehab properly - which is the whole point of running the analysis before you write the offer.
