What the Numbers Mean, and How to Read Them

Market research has a reputation for being the boring part of investing, mostly because doing it by hand is genuinely tedious. The result is that a lot of capital gets committed to areas chosen on reputation rather than arithmetic — a city someone heard was cheap, a neighbourhood a podcast mentioned, a zip code where a friend did well three years ago.

The arithmetic is not complicated. It is the gathering that is slow, and that is the part Smart Rental Investor removes. What follows is what each figure is actually telling you once you have it.

What Is Gross Rental Yield?

A year of the area's median rent divided by its median asking sale price. In a zip code renting at $2,119 a month against a $444,990 median price, that is $25,428 a year on $444,990 — a 5.7% gross yield. It is the fastest honest comparison between two areas, and it is gross: taxes, insurance, management, vacancy, maintenance and financing all come out of it before anything reaches you. Treat it as a ranking tool, never as a return.

Why Medians Instead of Averages?

One $3m listing in a modest zip code drags the average price up by tens of thousands and describes nothing anyone can buy. The median — the middle listing, with half above and half below — ignores that outlier entirely. Every headline figure here is a median for exactly that reason, with the average shown alongside where it adds something. When the two are far apart, the market has a long tail at one end and is worth a closer look.

What Days on Market Really Tells You

Days on market is the closest thing to a live read on bargaining power. Read it with the listing count, not alone: plenty of inventory that is sitting means sellers are negotiable and you should be offering under asking, while thin inventory that moves in under three weeks means the asking price is roughly the price. The direction it has moved over twelve months matters more than the number itself, which is why the market verdict reads both together.

What about a thin rural market?
