Shared Reports
Send the Deal, Not a Screenshot
Turn any saved analysis into a link your lender, partner, seller or end buyer opens in their browser - no account, no attachment, no version they can miss. Hide the address, revoke it anytime, and see when it was read.

One click on any saved analysis: the link is ready to copy, with hide-address and revoke right there.
Every deal has more than one decision-maker. The analysis is only worth something once the other people in the deal have actually read it.
How Sharing a Report Works
Four steps, about fifteen seconds - and the link stays yours to switch off
Click Share
On any saved analysis. The link is created the moment the dialog opens - nothing to configure
Choose What They See
Hide the street address, or pick the audience on a wholesale deal - seller, end buyer, or the full analysis
Send It
Copy the link into a text, an email or a chat. They open the full report - no account, no attachment
Stay in Control
See the view count, revoke the link when the deal moves on, restore it if you need it back
The old way
Export, attach, re-export
- A PDF that is out of date the moment you change the rehab budget - and you have to export and re-send it to fix that.
- Screenshots of a spreadsheet, cropped so the numbers barely read on a phone.
- An attachment you cannot take back, cannot update, and cannot hide the address on once it has left your outbox.
- An end buyer holding the street address of a deal you have not tied up yet.
With shared reports
One link that stays current
- Edit the analysis and the same link updates itself. The report is built from your saved deal each time it is opened, so nobody is ever reading last week's numbers.
- The full professional report, laid out to read on a phone and print on Letter.
- You keep the controls for the life of the deal - revoke it, restore it, or hide the address on a link you sent last month.
- Hide the street address and they get the numbers and the market, not the house.
Both Sides of the Link
What you control when you send it, and what they get when they open it.

The Share Dialog
A Sendable Link Before You Have Finished Reading the Dialog
The gap between “I ran the numbers” and “here, look” is where deals stall. Sharing had to be faster than taking a screenshot, or nobody would use it — so it is one click, and the link is already on your clipboard while your partner is still on the phone.
- The link exists the moment you click Share — nothing to name, configure or generate
- Copy it into a text or an email; there is no export step and no file to attach
- Preview it first and you see exactly what your recipient will see
- One live link per analysis, so re-opening Share hands you the same URL instead of a second one

What They Open
Your Lender Reads the Underwriting, Not a Cropped Screenshot
Whoever you send it to is deciding something — to lend, to partner, to sell, to buy. Handing them the same report you would print for a bank does more for that decision than any number of texted screenshots, and it costs you one click.
- The complete professional report — purchase, ARV, cash flow, comps and projections
- No account, no subscription, no app: the URL is the access
- A Print button that puts your report straight into their file, laid out for Letter paper
- Reads on a phone at a job site as well as it does on a laptop at the bank

Share the Numbers Without Giving Away the Deal
A shared report is only useful if you can control what leaves with it - and take it back
Hidden means hidden
When you hide the street address, it is removed on our servers before the report is sent to the viewer's browser - along with the coordinates, the location map and the pins on the comparables. There is nothing left in the page for a determined viewer to dig out.
The city, the state and every figure in the analysis stay exactly as they were. They can judge the deal; they cannot drive to it.
A link you can take back
An emailed PDF is gone forever the moment you press send. A shared link is not: revoke it and it stops opening for everyone who has the URL, immediately - they get a plain “no longer available” page, not your deal.
Issue a fresh link for the same analysis when the next buyer comes along, or restore the revoked one if you switched it off too early.

Hide the Address
Send an End Buyer the Deal, Not the House
The fastest way to lose a deal you have not tied up is to hand somebody the address. Hiding it turns a report you could not safely send into one you can send to anybody, without gutting the analysis they need in order to say yes.
- One toggle, applied server-side — the street never reaches the viewer's browser
- The map, the coordinates and the comparable pins go with it
- City and state stay, so the market context still makes sense
- Every figure — ARV, rent, rehab, returns — is untouched

Their View, Address Hidden
Still a Real Report — Just Not a Findable One
A privacy setting that visibly mangles the document tells your reader you are hiding something. This one does not: they get a clean, complete analysis that simply happens not to name the street.
- The cover reads city and state only, with the location map removed
- The comps, the value range and the projections all still stand up
- Nothing looks redacted or broken — it reads like a report built that way
- You decide per link, so the same deal can go out both ways to different people

Revoke & Restore
The Deal Moved On. The Link Should Too.
Buyers fall out, partners pass, sellers sign with somebody else. Every one of those moments leaves your analysis sitting in somebody's inbox — unless the thing you sent was a link you still own.
- Revoking kills the URL immediately, for everyone holding it
- Anyone who opens it sees a plain 'no longer available' page — not your numbers
- Create a new link for the same analysis whenever you need one
- Restore a link you revoked by mistake instead of re-sending a different URL

Every Analysis You Run Is Shareable
Sharing is not bolted onto one calculator. Below is the report each analysis produces — every page of it — and the link that puts it in front of whoever has to say yes.
Sharing a tracked portfolio property? Your tenant's name, their lease end date and your private notes are stripped out of the public copy. The property and its financials are all that go.
One Deal, Three Different Reports
The seller and the end buyer both need to see the deal. Neither of them should see your fee.
Full analysis
Sent to you, your partner, your lender
They see
Everything - your assignment fee, the spread, both sides of the trade, and the underwriting behind them.
They never see
Nothing.
Seller copy
Sent to the person selling the house
They see
Why the offer is the number it is: the comps, the condition gap, the work needed, and what investors nearby actually paid.
They never see
Your assignment fee, the investor price, and the spread.
End buyer copy
Sent to the investor taking the assignment
They see
The price they pay, the ARV and rent behind it, and the rehab scope they are signing up for.
They never see
Your assignment fee and what the seller is being paid.
Stripped on the server, not in the layout
The seller and buyer copies are built from a payload with your fee, the spread and the other side's price removed before it is sent. The numbers they must not see are never in their browser to begin with - not hidden by CSS, not sitting in the page source.
Your name on the documents you send out
The seller and end buyer copies carry your company, contact name, phone, email and website - because those are your documents, sent to your counterparty. The full analysis keeps our branding, where a third-party analysis is a credibility asset with a lender.
Wholesaling is where this matters most. See the Wholesale Calculator
Every Link You Have Ever Sent, in One Place
Six months of sharing turns into a list of URLs you cannot account for. Your Shared Reports page is that account — and every link on it can still be changed.

The Link List
Know What Is Still Open Without Opening Anything
The audit nobody does is the one that matters: which of the links you have handed out over six months still opens, and what each of them shows. Smart Rental Investor keeps that list for you, and every entry on it is one click from being changed.
- Active links sit above revoked ones, so what is still live is never in doubt
- Every row says which property it exposes, whether the address is hidden, and which audience it renders for
- View counts and last-opened dates tell you who has actually read the deal
- Sort by date, address, views or last opened — the deals nobody looked at rise to the top

Search and Filter
Find the One You Mean in Two Keystrokes
“The max offer I sent on Cypress” should not be a five-minute hunt. Type a word and the list narrows to it; drop the filter and everything comes back.
- Search by address or report type — no scrolling back through your sent mail
- Filter by status to see only what is still live, or only what you have shut off
- Filter by report type; the list offers only the kinds of analysis you have actually shared
- A running count says how many links are showing, so a filtered list never reads as a missing one

Filter by Report Type
Pull Up Every Valuation You Have Ever Sent
A year of sharing is not one kind of document — it is offers, valuations and full analyses mixed together. Narrowing to one kind turns an archive you scroll into a shelf you pick from.
- One dropdown narrows the list to valuations, or wholesale copies, or BRRRR deals
- It offers only the kinds of analysis you have actually shared, never an empty option
- Answer “what did I send that lender in March” without reading a single address
- Combine it with the search box to land on one link out of a hundred

Filter by Status
See Everything You Have Shut Off, in One View
Revoking a link is only reassuring if you can check it later. Filtering to what you have shut off is the proof, and restoring one is a single action if you change your mind.
- Every revoked link in one list, separated from the ones still open
- Each of them one click from coming back on the same URL
- Confirm a link really is closed before you tell a seller it is
- Switch back to Active to see exactly what a stranger could still open
Change a Link Without Reopening the Deal
Copying, previewing, hiding the address and revoking all happen on the row itself — you never load the analysis again just to get its URL back.
An Active Link
Copy It, or Open It as Your Recipient Sees It
Re-sending a link should not mean loading the analysis, finding the Share button and generating something new. Everything the link can do, it does from its own row.

- The URL is back on your clipboard in one click, from the row
- Open shows you the recipient's view before you send it on
- The row carries the report type, the property, and when you created it
- A view count tells you whether the person you sent it to has read it
Address Hidden
Change Your Mind About the Address, Not the Link
Early conversations rarely deserve the address, and later ones need it. Deciding once, at the moment you send, would force you to choose wrong; this decision stays reversible.

- Hide the street on a link that is already in someone's inbox
- Show it again once you trust the person holding it
- The next person to open it gets the version you chose — same URL
- An amber pill on the row says at a glance which links are masked
Revoked and Restored
Shut It Off, and Bring It Back
A deal falls through and the link should die with it. When the same buyer comes back a month later, the link they already have starts working again — no apology email with a new URL.

- Revoking stops the link immediately, wherever it has been forwarded
- Restoring reactivates that exact URL rather than issuing a new one
- A buyer who already saved the link never has to be sent another
- Revoked links stay listed, so you can prove what is closed

What You Get With Every Link
Opens Anywhere, No Account
The link opens on a phone at the job site or a laptop at the bank. No login wall, no app, no 'can you resend that PDF?'
The Same Report You Print
Viewers see the identical lender-ready report you print yourself - and a Print button that puts it straight into their file.
Address Hidden on Request
One toggle strips the street address, the map and the coordinates on our servers - before the page reaches the viewer.
Revocable in One Click
Deal fell through? Revoke the link and it stops working immediately. Issue a fresh one, or restore the old one, whenever you like.
View Counts & Last Opened
Know whether your partner actually read the deal before your next call - every link tracks views and the last time it was opened.
Audience-Specific Copies
A wholesale deal shares as three different reports. The seller and the end buyer never see your assignment fee or the spread.
Always the Current Version
Edit the analysis and the link you already sent shows the new numbers. No re-export, no second URL, no outdated copy in their inbox.
Your Branding on Outbound Copies
Seller and end buyer reports carry your company, contact name, phone, email and website - they are your documents, not ours.
Every Link in One Place
One page lists every link you have sent, what it exposes, and how often it was opened - with copy, revoke and restore in place.

Why Sharing the Analysis Is Half of Closing the Deal
Almost no real estate deal is decided by one person. A hard-money lender has to believe the after-repair value. A partner has to agree the cash flow is worth the capital. A seller has to understand why your offer is the number it is instead of what the house down the street listed for. An end buyer has to see enough of the deal to wire a deposit on it. Every one of those people is making a decision from whatever you managed to send them - and for most investors that is a screenshot of a spreadsheet, or a PDF that stopped being true two edits ago.
A shared report replaces all of it with a link. The person opening it sees the same professional report you would print for a bank - rendered from your saved analysis at the moment they open it, so it is never a stale copy - and they see it without an account, an app or an attachment. You keep the parts that matter: the street address is optional, a wholesale deal goes out as three different reports so your fee stays yours, the documents you send to a seller or a buyer carry your name rather than ours, and any link dies the second you revoke it.
Why a Link Beats a PDF
A PDF is a photograph of your analysis at one moment. Raise the rehab budget, exclude a comparable, or update the rent and the copy in your lender's inbox is quietly wrong - and you will not know which version they are reading. The shared link renders the live analysis every time it is opened, and it can be switched off. An attachment can be forwarded forever.
Why Hide the Street Address?
Before a property is under contract, the address is the only part of your work that somebody can use without you. Hiding it lets you circulate the numbers - ARV, rent, rehab, returns and the comparables behind them - to buyers you do not know well yet. Because the scrub happens on our servers, the address is not in the page for anyone to recover.
Why Separate Seller and Buyer Copies?
A wholesale assignment has two counterparties with opposite interests, and one document cannot serve both. The seller needs to understand the offer; the end buyer needs to underwrite the purchase; neither needs your assignment fee. Rather than trusting yourself to redact the right lines, you send the copy built for that audience - with the other side's economics removed before the page is ever generated.
What View Counts Are Actually For
Not vanity - timing. Knowing that your partner opened the deal twice yesterday changes how you start the call, and knowing a buyer never opened it at all tells you the follow-up you owe is a phone call rather than another email. Every link records its view count and the last time it was opened, and your Shared Reports page sorts by both.
